Ownership transfer for property sale
When purchasing a property, Property Registration is authorized to Transfer its ownership from the seller to the buyer.
Required Documents:
- Original Title Deed. No Objection Certificate (NOC) from the property developer.
- Unified Electronic Sales Contract Form (F).
- Passport copy (seller and buyer) (visa, Emirates ID).
- Seller Cheque.
How much does it cost to have your property registered to your name?
1. Land Department Fees :
4% from selling price. 580 AED (if the property is an apartment ) Or 430 AED (if the property is a Villa or empty plot/land).
2. Registration Trustee Fees :
4,000 AED + 200 AED (5% VAT) if the property’s value is equal to or more than 500,000 AED. 2,000 + 100 AED (5% VAT) AED if the properties value is less than 500,000 AED
Transfers Services
Sale & Purchase Transfer (Sell)
What it is: Register a full/partial sale and purchase of land, real estate, or units.
Required documents:
- Title Deed, NOC, Form F
- Buyer & Seller passports/IDs
- Seller cheque
- Companies: Trade License, MoA, Board Resolution/POA, company documents
Fees: 4% of sale price (DLD) + AED 580 (apartment/villa) or AED 430 (land). Trustee fee AED 4,000 + VAT (≥ AED 500k) or AED 2,000 + VAT (< AED 500k).
Financial Lease
What it is: Transfer to first-degree relatives (parents, spouse, children).
Required documents:
- Title Deed, valuation certificate (freehold)
- Proof of relationship (marriage/birth certificate)
- Passports/IDs; nationality proof for citizens
- DLD approval for non-citizens
Fees: 0.125% of property value + AED 30 Innovation Dirham + AED 250 Title Deed + AED 10 Knowledge fee. Trustee fee AED 2,000.
Grant (Gift Transfer)
What it is: Transfer to first-degree relatives (parents, spouse, children).
Required documents:
- Title Deed, valuation certificate (freehold)
- Proof of relationship (marriage/birth certificate)
- Passports/IDs; nationality proof for citizens
- DLD approval for non-citizens
Fees: 0.125% of property value + AED 30 Innovation Dirham + AED 250 Title Deed + AED 10 Knowledge fee. Trustee fee AED 2,000.
Delayed Sell
What it is: Sale with installments; Title Deed issued after full payment.
Required documents:
- Title Deed, NOC, Sales Agreement, IDs
- Companies: Trade License, MoA, incumbency certificates
- Extra approvals for minors/free zones
Fees: Seller 2% of sale value; Buyer 2% + AED 250 Title Deed fee + map fees + AED 10 knowledge fee. Trustee fee AED 4,000 or AED 2,000.
Lease-to-Own Registration
What it is: Register lease agreements that end in ownership.
Required documents:
- Title Deed, NOC, MOU, Ejara letter from bank (value + terms), IDs.
Fees: Seller 2% + Buyer 2% + AED 250 Title Deed + map/admin fees. Trustee fee AED 4,000 or AED 2,000.
Ejara-to-Own Release
What it is: Cancel/release an Ejara-to-Own contract.
Required documents:
- Original Ejara agreement, bank/financier letter, IDs.
Fees: AED 1,000 release fee + admin charges. Trustee fee often waived.
Mortgages Services
Mortgage Registration
What it is: Register a new mortgage with a bank/financier.
Required documents:
- Title Deed, bank mortgage letter, POA (if any), 3 original contracts signed, IDs.
Fees: 0.25% of mortgage value + AED 20 Innovation fee + AED 10 Knowledge fee. Trustee fee AED 4,000.
Mortgage Modification
What it is: Update terms of an existing mortgage.
Required documents:
- Title Deed, mortgage contract, bank letter, IDs.
Fees: AED 1,000 modification fee + admin charges. Trustee fee may be waived.
Mortgage Release
What it is: Remove mortgage after loan clearance.
Required documents:
- Bank release letter, originals of contracts.
Fees: AED 1,000 release fee + AED 20 Innovation fee + AED 10 Knowledge fee. Trustee fee often waived.
Delayed Sell Mortgage Registration
What it is: Register a mortgage tied to a delayed sale contract.
Required documents:
- Delayed sale agreement, mortgage contract, bank letter, IDs.
Fees: DLD mortgage fee + trustee fee.
Mortgage on Development Release
What it is: Remove mortgage from development property after repayment.
Required documents:
- Bank release letter, contracts.
Fees: AED 1,000 release fee + admin charges. Trustee fee sometimes waived.
Delayed Sell Mortgage Release
What it is: Release mortgage after full settlement of delayed sale.
Required documents:
- Bank release letter, contracts.
Fees: AED 1,000 release fee + admin charges. Trustee fee sometimes waived.
Delayed Sell Mortgage Modification
What it is: Modify delayed sale mortgage (amount, duration, parties).
Required documents:
- Delayed sale contract, mortgage contract, bank letter, IDs.
Fees: AED 1,000 modification fee + admin charges. Trustee fee sometimes waived.
Mortgage on Development Registration
What it is: Register mortgages on off-plan/development properties.
Required documents:
- Developer agreements, Title Deed (if available), bank mortgage letters, IDs.
Fees: 0.25% of mortgage value + admin charges. Trustee fee AED 4,000.
Mortgage on Development Modification
What it is: Update details of development mortgages.
Required documents:
- Original development mortgage contract, bank letter, IDs.
Fees: AED 1,000 modification fee + admin charges. Trustee fee sometimes waived.
